Terms & Conditions – Kolte Patil’s 24K Manor

1. Project Overview

All details related to Kolte Patil’s 24K Manor, including design, specifications, amenities, pricing, and offerings, are subject to modification without prior notice by the developer. Any changes will comply with MahaRERA regulations and other applicable laws.

2. Booking and Allotment

• Booking will be confirmed only upon receipt of the prescribed booking amount.
• The allocation of specific residences (3 & 4 BHK) is at the sole discretion of the developer.
• The buyer must execute the Agreement to Sale within the stipulated time period to secure the allotment.

3. Payment Terms

• Payments must be made according to the payment schedule issued by the developer.
• Delays in payment may incur interest as outlined in the agreement.
• Payments are to be made only through accepted modes in the name of the developer’s official account.

4. Carpet Area & Visuals

The final carpet area will be confirmed as per MahaRERA-approved plans. Layouts, furniture, and visuals shown in marketing materials are for representation purposes only and may not be part of the standard offering.

5. Possession & Delay

Possession will be provided within the timeline stated in the Agreement to Sale, subject to force majeure conditions. In case of delay, buyers will be compensated as per MahaRERA guidelines.

6. Cancellation Policy

Cancellation requests will be processed as per the terms mentioned in the booking form or agreement. Refunds will be issued after deduction of applicable cancellation charges and statutory taxes.

7. Legal Framework

All transactions are governed under the Real Estate (Regulation and Development) Act, 2016 (RERA) and other applicable laws. Buyers are advised to independently verify all legal documents before proceeding.

8. Communication & Updates

By expressing interest or booking, you consent to receive updates via phone, SMS, or email from the developer or its authorized representatives regarding 24K Manor.

9. Jurisdiction

All disputes shall be subject to the jurisdiction of competent courts in Pune, Maharashtra.
